1. What's actually different about buying in the luxury market?

At this level, you're not choosing from hundreds of comparable listings — you're often choosing from a handful, some of which never formally hit the open market. Financing, inspections, HOA and club due diligence, and negotiation all carry more complexity and more financial weight.

And because inventory is thin, timing matters enormously: the right property can move quickly, sometimes before it's widely marketed. You need representation built for that pace and that level of scrutiny, not a generalist approach.

2. Will I get access to properties before they're publicly listed?

Very. At this level, hesitation costs opportunities — a standout property in a sought-after community or club can attract multiple offers fast, sometimes within days of coming to market.

I structure my schedule around being responsive to serious buyers and quick turnarounds on questions, so that when the right property appears, you're not waiting on me to be the reason you lose it.

5. How well do you actually know the country club and resort community landscape here?

Deeply, and I stay current on it — because in Naples and Bonita Springs, the community is often as important to your decision as the house itself.

That means understanding which clubs have equity versus non-equity membership structures, which have membership waitlists and how long they run, which communities are facing upcoming assessments or renovations, and which new developments are changing the competitive picture nearby.

6. How do you help me evaluate whether a property is actually priced fairly?

I combine current comparable data with real-time knowledge of what's moving in the market right now, what similar properties are commanding, and an honest assessment of the specific property's strengths and weaknesses.

7. What should I know about HOA, CDD, and club obligations before I buy?

This is one of the most overlooked parts of a luxury purchase in this market. Many communities carry mandatory club memberships bundled into ownership, HOA or CDD fees that can run significantly higher than buyers expect, and sometimes pending special assessments for things like golf course renovations or storm-related repairs.

I make it a priority to surface these details early — before you fall in love with a home — so there are no financial surprises after closing.

8. If I'm relocating from out of state or another country, how do you support that?

I work regularly with relocating and international buyers, which means I'm used to coordinating showings around travel schedules, providing detailed video walkthroughs when an in-person visit isn't immediately possible, and helping you understand the practical realities of the area — insurance considerations, storm history, seasonal population shifts, and how different communities actually live day to day versus how they look in photos.

Directly, and personally. I don't outsource negotiation to a junior team member reading from a script.
