Waterside Shops set Monday, Oct. 19, as the day Anthropologie's longtime storefront on the northern edge of the center would close. The brand isn't leaving. It is moving into a new store near Sephora at 5475-1 Tamiami Trail N., and Waterside has asked shoppers to watch for an opening announcement. According to Gulfshore Business, the new Anthropologie is roughly 8,500 square feet, and part of it is the unit Ann Taylor recently left.
That one move captures how this season works at the corner of U.S. 41 and Seagate Drive. Most of Waterside's changes this year are tenants moving within the center. Nearly every new storefront is filling space another tenant left inside the same center, and almost all of those vacancies trace back to two departures.
Two departures set everything in motion
The first was Nordstrom, which closed in 2020. Gulfshore Business reports that Naples-based DeAngelis Diamond is now building a Restoration Hardware campus of nearly 30,000 square feet on that footprint: a group of home-furnishings galleries connected by landscaped walkways to a central RH Naples restaurant inside a glass atrium.
The second departure was smaller in size but freed up more storefronts. The same report traces how Williams Sonoma left its inline space for an outparcel, and how this year Pottery Barn joined it in a two-story building on the northwest corner of U.S. 41 and Seagate Drive. Those two moves opened a run of inline space in the middle of the center, and most of this year's openings are filling it.
Dior moved first. On June 11 it left its long-running store-within-a-store inside Saks Fifth Avenue for a 6,000-square-foot boutique of its own. That boutique was built from part of the former Williams Sonoma space plus several smaller adjoining units whose tenants had closed or moved elsewhere in Waterside. Vuori and the new Anthropologie are going into the space Pottery Barn left.
Where each vacated space went
Every row below is a storefront that changed hands within the same center. The sizes and former occupants come from the summer Gulfshore Business report. The status column reflects what Waterside had published as of mid-October 2026.
| Former occupant | New occupant | Size | Status, mid-October 2026 |
|---|---|---|---|
| Nordstrom | RH gallery campus and RH Naples restaurant | Nearly 30,000 sq ft | Waterside lists "Opening late 2026"; no set date |
| Williams Sonoma, plus smaller adjoining units | Dior | 6,000 sq ft | Open since June 11 |
| Part of the former Pottery Barn space | Vuori | 4,000 sq ft | Open; Waterside announced it Sept. 10 |
| Part of the former Pottery Barn space, plus Ann Taylor | Anthropologie | 8,500 sq ft | Old store set to close Oct. 19; opening date to be announced |
| Häagen-Dazs and L'Occitane en Provence | Love Shack Fancy | 1,356 sq ft | Listed as "Coming Holiday 2026" |
| White House Black Market | Peter Millar | 2,517 sq ft | Announced for "Late 2026" |
| A small unit across from Dior | Piranesi | 781 sq ft | Open; Waterside listed it as open Oct. 2 |
| Omega | Van Cleef & Arpels | 2,519 sq ft | Reported over the summer; no opening date announced |
| Brio Italian Grille | Buck & Rider | 7,617 sq ft | Targeting early 2027 |
There is a pattern in the table. The changes that are finished are mostly lateral moves into space that was ready to take them: Dior, Vuori and Piranesi. The ones still showing only a season are the largest builds and the ones that need a fresh build-out. RH is taking over a former department store. Buck & Rider is turning a restaurant into a different restaurant. Anthropologie is combining pieces of two former stores into one.
The eastern edge is filling in
Several of these moves sit close together. Gulfshore Business places Love Shack Fancy's 1,356-square-foot suite on the mall's eastern edge, made by joining the former Häagen-Dazs and L'Occitane en Provence units, both of which closed at the end of May. The new Vuori and Anthropologie spaces are directly across from it. Waterside places Vuori, at 5475-7 Tamiami Trail N., near Sephora, the same landmark it uses for the new Anthropologie.
So the move takes Anthropologie from the northern edge to a group of new storefronts that will sit side by side once the holiday openings arrive. Its northern space goes dark in the meantime.
The jewelers are trading places too. Gulfshore Business reported that Omega is running a temporary boutique near True Food Kitchen. Its permanent move to a 1,848-square-foot unit near Santa Fe Café was reported for late 2026 or early 2027, and Van Cleef & Arpels is slated for Omega's former 2,519-square-foot space. Waterside said construction on Omega's new boutique would begin in summer 2026 but hasn't posted a completion date. TWP, which Waterside announced on Sept. 1 for a spot near Tory Burch, is set to open in early 2027.
The dining side follows the same logic
Waterside's restaurant changes reuse old buildings too. Eddie V's Prime Seafood, from Darden Restaurants, opened June 7 in a heavily renovated former bank office at the corner of Seagate Drive and Myra Janco Daniels Boulevard, on the southwest corner of the center. The freestanding building is 9,991 square feet, and the restaurant features seafood, hand-carved steaks and live jazz nightly in its V Lounge.
On the opposite side of the mall, Gulfshore Business reported that Brio Italian Grille closed permanently in April, and Häagen-Dazs closed at Waterside as well. The former Brio space is being converted into Buck & Rider, which plans a menu built on locally sourced seafood and ingredients alongside carefully sourced international seafood.
Buck & Rider's timeline has already shifted once. Waterside's April announcement projected late 2026. By Aug. 22, the Naples Daily News was reporting an early-2027 target, which matches the summer Gulfshore Business coverage.
Gulfshore Business counts Eddie V's as one of three major restaurants coming to the center. Buck & Rider is the second, and the RH Naples restaurant in its glass atrium is the third. Only one of the three is serving today.
What has a date and what has a season
Sorted by how firm each timeline was as of mid-October:
- Open: Dior, Vuori, Piranesi, Eddie V's Prime Seafood, and Omega's temporary boutique.
- Closing for relocation: Anthropologie's northern-edge store, set to close starting Oct. 19, with the new location's opening to be announced.
- Holiday 2026: Love Shack Fancy.
- Late 2026: RH, which Waterside still lists as "Coming Soon" at 5489 Tamiami Trail N., and Peter Millar.
- Late 2026 or early 2027: Omega's permanent boutique near Santa Fe Café, which then frees its former unit for Van Cleef & Arpels.
- Early 2027: TWP and Buck & Rider.
The order makes sense. Moves into existing space opened first. The biggest projects, and the ones that depend on another tenant moving out, come last. Van Cleef & Arpels can't move into Omega's old unit until Omega's new one is finished.
Waterside is also keeping smaller events on the calendar while the construction walls are up. On Oct. 17 it hosted a Vince and Summie Jewelry pop-up and a Veronica Beard event benefiting Sunlight Home.
Oct. 17 was also opening day for two new exhibitions at The Baker Museum at Artis—Naples. Florida Contemporary 2026–27 runs through June 27, 2027, and The Surrealist International: Fifty Years of Dreams runs through Feb. 14, 2027. Artis—Naples has also announced its 2026–27 season, themed "To Light: The Art of Hope," which includes Alexander Shelley conducting all nine Beethoven symphonies over two weeks.
